Nothing wrong with it but there are better ways to start out IMO.

In PA, the quoted excerpt would be wrong and bad advice to follow, since the tax sale is conducted "subject to existing liens of record" - so the mortgage would remain in place, and the buyer at PA Tax Claim Bureau sale would end up having to pay to get clear title. 

I might be totally wrong, but this is the only thing that I've heard.

In the beginning I made a rookie mistake and trusted the wrong people.

I'm not afraid of being wrong and I like learning new things.

run the numbers I think it's a good deal but could be wrong because I don't know the area vac rate cap rate ..
