Everything should be on the table for consideration - can you get by with a less expensive cable TV plan (or no cable at all), can you save money by replacing burned out light bulbs with LED bulbs, can you mow your own grass instead of hiring somebody, you get the idea.

My question is, if we do a quick "kitchen table" closing--that is the seller signs a warranty deed to the buyer and sells him the house, loan stays in seller's name for now, what do we need to record to be "officially" on record.

And, yes, insurance appears on IRS Form Schedule E:I, of course, and not a tax professional, and am not up to speed about what might be unique to your particular situation that prevents being able to write these things off.But you might want to consider hiring a better tax guy, if you're being told that you "can't ever" write off property taxes!
