I came up with $70,000.It is a 3 bed, 1 bath with partially finished basement, newer windows, larger lot, detached garage, newer siding and roof, 1100 sq feet, built in 1953.Currently rented for $795.Anyone have any experience in that area that can tell me if I am way off or in the ballpark?

@Kevin Izquierdo, a good agent will show you comps and help you find a good deal based on your criteria.I believe when an appraiser uses comps in their appraisal report (done for financing), they will only use similar properties sold in the last 6 months, within 0.5 mile radius of the subject property.These are generally good guidelines when looking at comps yourself, but depending on your specific location, you will need to really get a feel for good/bad streets, neighborhoods, etc.For example a 3 bed, 2 bath house on 1/4 acre lot in a great neighborhood could comp at more than twice the value as the same property in the hood.

I've found over 20 properties yesterday that meet the under $35K mark.For example I found this yesterday on Zillow: 2590 Godfrey Dr NW,Atlanta, GA 303183 beds 2 baths 1,308 sqftAsking price: $25,000/ Zestimate: $61,510The pictures didn't seem too bad.

I forgot to mention I have spoken with a few PMs, and although they said you'd see diminishing returns on any number of beds over 4, they didn't seem concerned about being able to rent it out.
