Has anybody worked with Pawn Shops to advertise your "we buy houses" business?  

Too bad that agents are not educated about auctions - what a great way to sell real estate - we do 200 auctions a year - representing investors and home owners - there are times when we sell for more than the reserve - sellers are over-joyed when this happens------ so are we.It is important to select the right auction company and auctioneer and to pay enough money for advertising - you should always get a written advertising proposal from the auction company so that you know where your money is being spent.Does the auctioneer charge a commission, flat rate or buyer's premium?

Remember that your advertising is not what you want, it is all about what your target wants!

They also offer tenant screening services (which they advertise at the start of every training) and have access to some databases that aren't generally available, which is one of the reasons I use them.

While I think the Hudson Valley is a fantastic place to live, I feel like the general population trend is to move closer to NYC or to get out of NY and move down South.

Source lists cost money, bandit signs cost money, any advertisements will require some sort of start-up money.

The building is 75 years old so you have to know if there is any major deferred maintenance.Last but not least, it is advertised as 12 units and LoopNet's property data says it's six units, so you need to make sure they have not been split in half without proper zoning and permits.Guess that's it for my ruminations!
