This is a transaction in North Carolina and we are using the standard OTP form for the state.I wanted to give myself some protection in the Escrow period to be able to walk away with all my money in case certain conditions weren't met.

There have been a few discussions in the past regarding small flat-annual fee and transaction-fee only brokers out there, but I'm thinking through a scenario where, I, as the investor using my own cash, I wouldn't be paying commissions to myself, which means I would completely dodge the transaction fees and would only be subject to paying the annual fee of around $200.

If I use my money to have the id’s notarized and then all forms scanned into pdf’s so I can email them to the bank, is that a prohibative transaction?
