For example, my lease (standard CAR residential lease) has a clause that states that the "Tenant shall maintain the garden, landscaping, trees, and shrubs" (there's also a blank area below it that states "Tenant shall maintain_____________" where you could easily add in a part about picking up after their pet).

The numbers break down like this:Purchase price for land and house: $10,000Demo of house, tree cutting, land prep and culverts: $25,000Total appraisal value of all three houses: $530,000Total cost of construction/mortgages: $392,000The most beautiful part is I was able to buy land, build three brand new rentals and use barely any of my own money!

The car loan doesn't match the kelly blue book value, you would think by looking at the car it would be worth 30k-40k, but like everyone has stated, cars depreciate so fast....maybe I can leave it outside and let a tree hit it and then I'd be free haha.

Drainage ditch too deep The previous owners destroyed the natural drainage away from the house years ago when they added dirt and planted a large tree.
