I have a scenario where I have found a manufactured home on a permanent foundation in an area where you own the land & have a very small HOA to pay for water, pool, parks, rec room etc.

So even if you don't have 100 investors, you can raise the pool really quickly once you lock in a deal if you've got a handful of well-connected money people.I hope that helps.

In red hot markets similar to the ones you describe, working with the listing agent to "double end" the deal will give you a better chance - especially if your competing against a buyer pool that's paying all cash, going hard on earnest money early, and promising quick DD, etc.
