The landlord business is not for everyone, and deep pockets are needed to stay afloat. 

Or should I continue to let them stay there at the current price without doing any updating/repairs and wait until they decide to move? 

I have to agree that hardwood is great for a single family unit; they tend to stay longer giving you time to recoup your investment.

Heard a few rumours on some lawsuits being prepared which could prolong the legilslation going active.They are discrimination related.I want to see how Ohio Cashflow can assist in the fight also as the BS stinks so much that we smell it everyday.Usually, I stay away from such matters but this is just so ridiculous that we can't resist Coffee?

Once we have more info and are comfortable with our abilities in estimating repairs from wholesaling, we wish to move onto Rehabbing. 

When a property sells at an hoa foreclosure, the underlying mortgage Stays with the property, and as always occurs, the lender then forecloses, or already had the foreclosure in process when the hoa foreclosed.  

Since I was in Texas and planned on staying there I found out that I was qualified to take a test and get a real estate broker license, so I took the test and got my license.  

School started this week so she is making the drive daily and would like a place locally to stay during the week... apparently not every night of the week but she doesn't want to have to drive home every night... 

The properties I am looking at have deferred maintenance but can be worth it if one if comfortable with competing a rehab to make the units as profitable as possible.
