I see a lot of people MTRing here and being pretty successful, I suggest looking at that.

Yes, I agree people are looking into the Ohio's market that sounds like a great plan. 

Someone on BP might solve both your problems (wanting more attention.) and the landlord’s problems.

As an investor, I've allowed people to stay in my property if they built a fence on the property (single family) and/or if it is kept leashed outside of the unit and I don't get any complaints from other tenants (multi-unit). 

You will hear a lot of people trash New York State, but if you are operating honestly, doing your homework, and buy in the right areas, you can mitigate a lot of those problems.
