@Justin Carter 15-17k is a boatload of money for sure but not crazy high for that size of job especially if it includes removal of the old roof.

My partner and I are not big time but we estimate loan size between 500k -1Mil

Just add the monthly expenses of properties in a 3 sq mile area that are the same sq ftg (or where the largest is within 10 % more than the smallest) and subtract that sum from the rents using the same size and location criteria. 

Airbnb nightly rates for a house that size in that area is about $300 a night. 

- there's a lot of farm land around there as well as Jefferson City (it's cheaper there) and of course if you're looking to get away from people and mid-sized cities there should be plenty of farm land in the smaller towns between Como and St.

Never underestimate Americans desire to super size.
