You have the ability to competently complete the transaction with them, and provide the resources and vendors to get the transaction closed smoothly.

Generally speaking, buying a foreclosure from a bank is no different than buying from a retail seller, except that the bank selling the property (the asset manager in particular) isn't necessarily motivated to make the transaction smooth or timely. 

I guess my definition of a mod would be someone who monitors the forums, clears out spam, helps encourage discussion, and welcomes new members - making sure things are flowing and running smoothly.
