BP has the calculators, so I would just do a separate packet per property, so that folks could see how it might look in bulk.The local REI group meetups are also good for getting to know private lenders, who have some spare cash sitting around.

Good luck, be sure to separate the ownership entities and pay a separate company the rent.

Hi Michael,If you are converting a standing structure (garage or splitting current home into separate units) the costs will be much less than building a new one, and with some handy work and sub-contracting yourself you can save a lot of cost. 

First of all, I am not an attorney....But one of my greatest difficulties/confusions has been the same topic, structuring an LLC with a partner and various deals.From what I understand, it is simplest to create separate LLCs for your deals with different partners.

What we underwrite is separate from what we execute.

I would write up a lease addendum that says they will do just that (reinstall old cameras upon leaving); I would not change your lease - just write a separate agreement.
