My sister has a decent sized rental portfolio and has seen her cash flow totally eroded over the past 5 years even after refinancing all the properties to rock bottom interest rates during the pandemic due to the tax increases, and many of them are more than 2/3 of the way paid off.

@Richard Heck just sell them yourself i put mine 10 bed and 6 bed on bizquest and also contacted local realtors and local schools that train administrators and managers for ALFs, , i get 5 inquiries a day

Since the interest rates are high right now and prices pushed back a little bit I thought about doing an owner finance on a five year balloon.Thinking about paying it off in full and then turning around and doing an owner finance at a value somewhere between its current condition value and the ARV.
