If you're looking for a stable investment (and that's usually why people choose turnkey in the first place), you want a rental that will attract tenants with stable employment - sadly, many tenants in C and D housing are one sick day away from unemployment and missed rent, which makes those property classes inherently risky investments.

Often times if you have a good tenant they will actually say yes they are really good, they always pay on time, they maintain the place, we never had a problem with them and are sad that they are leaving blah blah blah.

Latest Upate: Well, sadly, we filed for the eviction today for $121...The realtor and previous owner have fed the tenant false information (realtor hasn't even pulled the sign from the yard yet and we know he was there two days after closing).

So what, pay your rent on time don't give me ur sad stories.. business for business.Yes I will require 4X income for this city from the start (new rentals) rather than risk wanting to up the bar after the fact, for reasons well noted by others above.
