I'm more geared to buy and hold starting off but definitely plan to become more knowledgeable in other aspects of REI.

New furnace, roof is 4 years old, area is great with tons of commercial retail and food stores close with a movie theatre.

I have an interest in all areas of the industry although my experience is in commercial real estate and commercial roofing systems. 

With the combination of what we offer for free and the accounting aspects of Xero - you can have some amazing features for under $10 per month.

I figured this aspect of REI was so important, I didn't want to leave it to an offer the shelf option.

In the meantime I'm trying to get myself educated as much as possible in all the various aspect their is to real estate from picking a property, analyzing the profitability of the building, obtaining financing, renovating, general property management.

Check the roof carefully.

.- Had roof contractor dude fix part of a car port roof showing signs of wood rot, bare minimum required.- Had handyman tear out some tile in a bathroom and replace it, as cheaply as possible.
