Then if you got the zoning change approved you will have to make 2 functional units which at a minimum will involve walling off separate sides, adding at least one exterior access point, and a new kitchen in one of them.

Subject property is subject to deed restrictions and has an HOAIt sounds like the HOA filed a lien and sold the lien to a third party.Third party HOA lien buyer then obtained title to the real property.

Depending on the MLS rules in your state, you may be allowed to become an unlicensed assistant for another agent and gain access that way, but barring that, you'd need to get licensed yourself.
