Not sure if some lenders will refinance if the deal is a land contract, if I need to research alternate contract types, or if there is a clause I can use at a certain point in time title is transferred, etc.Please feel free to share any additional steps you take in doing seller financed deals, as well as input to my questions.

Assuming you don't live in one of the units, you'll likely only be able to go up to a 75% LTV on a MF.... or at least that's all I've been able to find while talking to lenders and researching online.

I have been looking and researching hard money lenders just to find out there is a lot of lender who keep wanting to throw money my way (this makes me happy, I think)  I am not sure what is a good deal in hard money lending.

You want to avoid publications that have a vested interest in people wanting to buy in the market they are talking about, and you also want to avoid larger publications because it is unlikely they have fully done their research.
