What do you guys know about utilizing the stress test when running the numbers on properties, and is it really something that needs to be done?

I try to avoid delayed payments, can you negotiate for one reduced fee payment?

If you are a college student and can afford a home, why not buy a duplex or house where you can rent out part of the house and reduce your living expenses?

So if it's your first couple deals I do agree with you having an experienced buyer or 2 ready to go so you can reduce the possibility of them backing out, but after a while you'll realize who's legit and who's blowing smoke.

One thing I am noticing is many sites offering reduced commissions for buying/selling real estate. 

Working with a registered investment adviser instead of a financial broker helps reduce the cost.  

I don't want to move to Florida right now because I'd have to take a salary cut which would reduce my standard of living and would reduce my opportunities (i.e. direct mail marketing) for off-market properties.I’ve been studying and reading about flipping houses for the past year.I currently have a W2.

It's going to be a more stressful and involved process than buying an existing property, but you will learn a ton! 

I'm wondering if I should reduce the variable cost since the outside is maintained by the HOA and covered by the HOA cost.

This has driven me to consider selling up and moving towns, but this causes additional stress and anxiety as I LOVE where I live in MI.
