I have been listening to BP Podcasts for the past 2 years, and finally thinking about diving in by July of this year after lining up all the ducks in a row and grabbing the last bits of information.

I received a few ballparks of 7-10k. 

In couple of two weeks visits, I rehabbed it with the craigslist “proffies” for like 15K, which was not bad at the time.In retrospective, there were two things, which significantly reduced cash flow:the location- as excited first time “investor” I did not pay attention to numerous sump pumps (the house actually sinks in the swamp- not unusual in New England)the property manager- I had one great guy for the first four years (also found in craig).

I check Zillow and CL daily for real estate that grabs my interest.

I cannot tell you CAP rates as I don't pay attention to them unless I want to sell.  

I just received my real estate license and I am looking for a good firm to join.

I feel like I have to beg for attention and walk on eggshells.

i recently had a failed 1031. closing date of sale of property was 10-10-2017 my 1031 exchange did not go through, i received my proceeds of the sale on 04-19-2018  how do i claim this on my taxes and in what year. can anyon help
