As I progress in the property I understand more and more why some owners become jack legs or slum lords.

After you get the floors evenly sanded multiple times through progressive grits of sandpaper (36-60-100 is the usual sequence), then you've got to evenly add colormatched filler, stain (if you so choose) and then two good coats of gloss polurethane.

For anything lower, I like Progressive PM.

Take in lots of info from the other investors and that will help you decide and then it makes the next step more of a natural progression than a mystery.

Stuff seems so cheap to us due to the relative price difference, but there are still a lot of bad cheap investments out there amongst the progressively fewer good ones. 

Try and go after some properties in the path of progress with parks/trails/commercial development and hopefully the areas will continue trending upwards.

Daily progress is the real goal...the end result is never fulfilling as we constantly move the goal line.If my mind is spinning and I can't sleep, I listen to a podcast to distract me.

Asides from reading, listening to podcasts what else can I do to make progress on this journey?

The last lender indicated it was the title company that would draft the HUD statement, and in which case, I would need to find a title company that was creative and progressive enough to wrap the rehab into the settlement statement.
