of "be fearful when others are greedy and be greedy when others are fearful" ring in our ears.Boom times are times of greed (in the context of this Buffet-ism). . . . many who have experienced previous booms are conscious that booms stop, and at times not with a delicate plateau and taper downward that would be nice to have. 

I just got started wholesaling about month ago and I've been ok at comping properties but I don't know how to talk to people on the phone, can anyone give me some tips or tricks on how to get over that fear. 

I feel like I am at a bit of a road block on my next step and the fear of the recession makes me really want to check in to see if I am on the right path or to pump my brakes.Thank you all for taking the time to read this and thank you in advance for anyone offering advise.

My base case scenario is actually that fear of a recession or a recession drops oil prices enough to stall inflation later this year, which will lead to rates cooling off and could lead to another appreciation window.

I don’t want fear and incompetence to stop me from jumping into real estate, what are my options?

Also, quantify what you are giving up to your fear of having to find a new tenant! 

The only thing to stand in the way of this deal would be my wife's fear!
