I haven't actually gotten to the quote stage, just doing preliminary research, but the reading I've done and the data from the few people I've been able to get numbers from are all around the 250K mark.  

It also wasn't Denver Police it was the city's Excise and License Department that did the investigation.

Then you have to manually enter the information into the computer to run a credit/criminal background check.If you're not running credit/criminal backgrounds then I suggest you investigate why they are important and how to use them in your screening process.

The Section 8 office would need to investigate the situation first.

@Susanne Stauffer  Just to be safe, I'd consider a disclosure that states that they could receive a higher price if they were to list it on the MLS.It might be overkill, but you don't want to open your front door to see the Eyewitness News Investigative Team shoving a camera and mic in your face, asking why you think it's OK to screw little old ladies out of their homes.When in doubt, DISCLOSE.

It's little more administrative than LLC but not that bad.If you had elected to be an S-corp, some of the market investigation expense not related to flips would be deducted as start-up expense.
