I have been warned about giving out too much information about the property online, as there are laws providing that tax debt can be paid in some states, by 3rd parties, who then can require up to 2x the amount in fees in adidition to repayment of the taxxes.

Most lenders are going to take 30-45 days to close a loan, so unless you can get the seller to agree to such an extension then you are probably stuck hoping that this lender pulls through.One thing to keep in mind is that loan officers are just salespeople and are generally not well paid.

And on my subdivisions I am currently building I do not record CCR's or create a HOA.. its only mandatory if we do a PUD... since I am building all the homes and ( praise the LORD almightly ) they all pre sold we are in and out of 27 homes in one year.. and I just leave the folks to self govern themselves.. there are actually a lot of buyers ( at least at these price points starter homes here  350 to 400k) that prefer NO HOA
