of course this is a correct description but lets talk a bout reality.very few loans for most investors will be non recourse unless they are very large loans but the average under 1mil loan 97% of the time will be full recourse unless the lender is not ready for prime time.

and of course a lot of DSCR loans are quote with a 5 year pre-payment penalty which of course can be VERY expensive if you have a 5 year flat 5% PPP and either rates drop or market conditions are such that you would like to sell the property. 5% of 300k for example would be 15k.

Also remember just because a loan may qualify as being assumable the lender will go through a thorough underwriting process to confirm you meet eligibility for the loan.I have seen a guru teaching people with poor credit to go after these types of loans and it’s unfortunate as many would most likely not qualify.
