Since then, I've been learning as much as I can about real estate - I've been watching/listening to all the BP and Rookie podcasts, reading all the books and blog posts, analyzing properties, and I also completed pre-license courses and am patiently waiting for my application to take the California Real Estate License exam to be processed (sent it in over 2 months ago!).

I can assure you companies on this thread like Buy Memphis Now, Mid South Best Home Buyers (via David Hutson) and the others on BP are still around because they are operating with a goal of client satisfaction.  

Be patient and get the tenant you want.

Yet there are still deals to be had if you’re diligent and patient.

Locations next to hospitals (osu,nationwide hospital) because they provide short term rental for med visitors or families of patients.

Please be patient with this question, I am trying everything possible to acquire my first property! 

They can't share information with you but maybe they would contact the patient's family and get the ball rolling.In my state, I can consider the property abandoned if the tenant owes rent and has been gone for more than 15 days.

Side note: my lawyer was amazing and patient throughout the whole process.

Depends on how patient you are and how quickly you want to achieve your goals.
