We added some value to the average daily rate through updated design (furniture/art).

The only value-added was furniture and decor to increase ADR and overall revenue.

In that case you can look to move your furniture to a new unit or sell it if worst comes to worst.

Unfortunately, I didn't recognize the low quality of the furniture when we bought the building.Can anyone recommend a line of extremely durable furniture made for student housing? 

Remember to use a plastic chair protector for your office chairs as the casters WILL dent the floor...pads under the legs of chairs/furniture...If you were thinking of turning it into rental down the road, I'd go laminate in a heartbeat. 

Nice houses with nice furniture are a dime a dozen and the only way to compete if you have those is by lowering prices.

And in Texas you are not allowed to take the cat or harm it under the law.In some areas so many cats roam free and are shared by the neighborhood--though generally someone says they own them.And if it is her cat she may claim it's an outdoor cat, inside for feeding and pets--you have no way of really knowing--Secret cats--I just don't notice them.Secret puppies or Chows, or other ferocious dogs ( I ) notice.

Currently 3 bed/2 bath and can sleep 8 (king bed, queen bed, 2 singles and a pull out queen sofa.Current amenities are a large deck with pool and hot tub, Lakeview, large outdoor firepit area, a small orchard, 1 RV setup with full services for additional guests (newer unit and can accommodate 4 more guests)We have come up with 3 options and have a $30k budget.

In a nutshell, we pay about $6-$8.50 per square foot of house.We buy furniture and appliances at estate auctions.
