I think some of the other ones offered only construction and then a new loan had to be done for a permanent loan.

The tenant is concerned about their child's health.My property manager suggested allowing the tenant to break the lease without penalty or offering whatever they request at this moment to avoid potential litigation.

I lose out on some properties due to this as my offer is often lower than others who do not expect to do this.

In fact, an agent can get you into on market properties and when you write an offer, the rest can easily be handled by a title company / real estate attorney (depending on your area) all the way to closing. 

The last 2 houses I bought needed work , Looked at the house for 1/2 hour and made an offer an hour later .

It all comes down to which bank/lender is offering the lowest rate, less or No points, No prepayment penalty and quickest turn time without issues.
