Looking to switch to self-management from out of state and want a local point of contact who can do things like verify/inspect work done by cleaners and contractors, visit the property in case of guest emergencies or contractor appointments, assist in accepting and delivering packages to replace broken or run down furnishings, etc. 

I'm in a small town where delivering a key usually takes 15-20 minutes including drive time from my home.

The suggestion to adjust the due date is a good one if that is the issue but if he doesn't pay on the adjusted date in full I suggest you deliver a pay or quite notice.

.- On the purchase contract be sure to write in that the ACH withdrawls should be made by the seller with a check delivered at closing (assuming the draw is on the 1st and you are purchasing on the 1st).  

To make a manufactured home appear desirable in photos and a video is going to take a talented stylist and then you need to deliver on the promise to get reviews. 

I've heard of mentees that started out cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

By focusing on delivering a better home that is owned by a passive investor who actually cares about the quality of their property and then delivering an experience to the resident that they never expected to find at a management company.  

Failure to do so, may result in notices being mailed certified or delivered by other means that will result in a 25.00 notice fee charged to tenant.All of my add on's have fees listed for whatever the violation is. 

First, the better a landlord maintains his building and the unit he delivers to a new tenant, the better a tenant will treat their rented home.  

Post the notice on door and send a copy with tracking to to prove it was delivered.
