Unfortunately, this is a small area, and anything local is at least 30 minutes away with no public transportation, so it's a bit challenging.

I don't think a quick closing is really going to help, especially since you might not be able to hit that given what the lender will need. 

Part of that is determined by deciding if your partner has a share or is a lender.

If someone struggles with a non-paying renter, they won't come to the "starting out" forum and read a bunch of stories that may not pertain to them.

I know plenty of people make loans to family and do fine, but consider the non-financial risks as well.

Hello everyone, I need help with getting a good deal.I am a new in Real estate investment and working on my first investment property.I have educated myself by reading many books from Biggerpockets and I have watched several videos/podcasts.I have been approved by a lender for a conventional $300K loan. 

Wildfire risk is also nearly non-existent close to the coast, and haven't yet heard of hurricanes or tornadoes, but you will notice a tsunami sign or two..Electricity, water and general operating costs are surprisingly 'affordable.'
