Bottom line;  investigate local employers, available jobs, ideally new employers moving to an area so good tenants will always have good jobs to pay the rent.

Whether SFH or 2-to-4 MFH doesn't matter as much as the bottom line.

The property was cash flow neutral at purchase and has apricated several hundreds of thousands of dollars since its purchase 4 years ago.

I agree getting it listed before general seasonality ends would be best and ensure no changes in prices that would hurt my bottom line.
