@Kevin Ferguson thank you, how would I look for an internship with (currently) an associates degree and no real estate experience nor license ?

I also was the company controller for a manufacturer for several years and have a degree in accounting. 

From a bank standpoint, they will have a clear picture of who owns what and has what degree of liability;  however, all of the investors will have to produce tax returns and documents to the bank to show they are credit worthy. 

The FHA 203K would be your best option here over the HomeStyle because with a multi-family property conventional loans require more money down than FHA.

My issue is that I don't know if I need to start with a strategy like wholesaling to build capital that will eventually allow me to invest in rental/multi family or if there a different way to go about this?

I know you can do this with multi families but not sure if I can still rent out rooms in a single family with a FHA loan?

Before I start buying these multi family properties, I would like to find a great property manager to help access and manage these units.
