Finally, does anyone use sites like Angie's L- for sourcing contractors or is it strictly word of mouth. 

Being up to date on everything coming on the market that is an investment candidate puts me in a great position to get deals that meet my criteria, as well as keep an eye out for properties that may meet other investors buying criteria.

The idea of networking at 7 a.m. on a Saturday wasn't exactly at the top of my to-do list but the chance to meet with so many other experienced investors was well worth the 4 a.m. trip to the Bay Area.
