When they ask about the utilities in depth...that's always a flag.

I invest in middle of the road areas so I don't worry much at an actual property, but in the process of picking up materials, pumping gas in out of town areas, going to strange places, etc I always carry.

However, most/many HOAs have a requirement about type (3 tab or dimensional) and/or material used.

It is a 24 unit apartment complex with a contract with HUD until 2018 for 100% rent payments each month with another $48/unit going for utilities.

All she would have to pay is the utilities, insurance, pest control, taxes, and maintenance costs.Do you really think my attorney is not working in my best interest?

Deals like That is the reason to buy Bulk and store the material somewhere..Do alot of rehabs and save Tons of money..don't forget to purhase with a card that pays you back :clap:

I did read that in the HUD agreement about not charging more..The tenant suggested it, because after we sat down and did the brakedown, me not paying any utilities, I said I really wanted someone with a higher voucher amount, and SHE SUGGESTED THIS..She says alot of people do this, and I said I didn't think it was allowed.She said it isn't, but if it is cash, and there are no receipts who is gonna be able to prove anything.

You'll pay more in utilities, insurance and interest payments than you expect.
