My PM failed to let me know about the 21 day itemized rule, let alone initiate conversation with the the tenants for repairs and those tenants are refusing to pay anything past $4100 due to that technicality.

I read a lot, learned a lot and tried not to make the same mistake twice.

I watched and learned. 

After inspection we ask seller to fix few vital items like the heat wasn't working.

Lesson learned was getting a test it was cheap, feeling better knowing it was safe before we rented it out was better still.This happened prior to our closing on the deal, so slightly different situation.

Some other items came into play were manager percentage of late fees and maintenance oversight fees and renewal fees.

I am open and eager to learn.

If we know who left the items in the hallway, we gladly take them to the dumpster for them.
