In the CA RE contract, that's the standard language it states.  

What you wrote above is clear language- send to sales tract, escrow/title/attorney, your agent, their agent, CEO of the builder.

He seemed to know the language and was full of promises.Are there specific questions to ask to feel out whether he's legitimate or not?

I also have clients who have learned and studied so much that they have never purchased a property.It's probably somewhere in between but I would lean toward the first example and just start.

@Andrew Pettit you'll definitely want to study up on private lending (there are plenty of resources on this topic) before borrowing from family.
