Everytime we leave (we have shared entrances before you enter the unit) He comes out with the kids to talk to us, like hes waiting for human interaction.

I agree, 90% of investors would not make that move but even prior to you and I interacting, I shared a similar mindset.

By the time you're actively looking for property managers you'll have already had experience with a real estate agent, loan officer, home inspector, & likely a contractor, workers whose livelihood is based upon clients like you, so you'll know how to manage your interactions with a potential property manager and how to assess whether or not they will be a good fit in providing the services you're looking for.Good luck!

Not sure about the day to day interactions of an agent, but I'm sure some will come across properties and sellers through their network where going straight to the MLS is not a viable option. 

No different than how I interact with good tenants, always paid on time and kept the place nice, that need to move early, vs ones that want to bail after 2 months and a lot of aggravation.

The lack of demand is also something we will be leveraging.We are concerned about the relationship and interaction between the agents and seller due to the lack of control.

I was thinking the same way as @Scott Trench but maybe we are both falling victim to anecdotal evidence (both of us from the Denver area) and interact mostly with other people who live near to us (in the urban core)
