Your loan officer has more information than anyone here and they should be earning that 2% and explaining the numbers to you.

On the surface it also sounds like you have a lot of local support for managing and maintaining the property but I suspect that will kill off most of the returns.The real information is somewhat hard to come by as the developer controls much of the market, the rental management, and a lot of the previous pricing data as they didn't report to MLS for much of their history.  

You want an accountant who can help you strategize and who is responsive when you want to know the tax consequences of the decisions you are making throughout the year.Good luck in your search.

Part of the reason that you have a PM is so that they can make the tough decisions and have them communicate with the tenant. 

He is easy to talk to, has had an answer for every question I've had and has helped me feel more confident in making big decisions.

That said, I do agree that perhaps I need to add some additional caveats stating that the decision is solely the landlord’s. 

I wanted some general information that would be important to pass along to clients if they ask about 1031 exchange.

Do this for a couple months so you can feel confident in your decision when you are ready.
