A lot of student rentals even here in an extremely tight market are offering concessions like free month (or $250 off), free wi-fi, free tv or whatever at this late stage in the season.Advertise in the school common area, near mailboxes or whatever in addition to the standard ways.This certainly doesn't happen to everyone so I hope it hasn't discouraged you from investing @Jem Jacala!

My bank continues to increase my financing capacity at a reasonable rate, and my banker and realtor had watched me grow up that they serves as my feedback wall to bounce my sometimes crazy ideas off of.

Thanks, I am happy to be on here.It is a stable, sort of boring market.If you place a great ad, and screen well you can find tenants pretty quick.Since not much changes in the local economy (university / hospital / military town) the prices do not increase quick, so it is touch to get a lift in value on a building without doing big renos or holding for a long time.Michael P Currie

They kept fees static during the recession, and we (I've been on the board of directors for the past 3 years) only began to raise them again two years ago with a 5% increase, and again are considering a 5% increase next year.

In order to build wealth and make money work hard for me,I am thinking about how to use the equity I build.After I purchase the property,if the refinance LTV ratio is 70%,the value of property should increase about 40% to refinance all the capital invested in the property.And if the property appreciation compound annual 10%,it need take more than 3 years to get 40% increase.If the property does not appreciate a lot,the refinance does not worth it at all.So I need to use the capital I invested in the property more than once,I need to choose the property which has al lot of property appreciation.Anything wrong about my math?
