I'm not sure what market you're in but in the markets we have worked and purchased in it's the tax assessor site that includes the sold data. 

They were listed as an operating STR with furnishings included and seemed to be based on a multiplier of past revenue.

That way if your cat does destroy it over time at least it's the carpet that came with the place and not the brand new lvp.
