Honestly if it has drug activity and shootings near by you will have a tough time keeping it rented.You can make all the improvements you want to the inside but if the neighborhood stinks it won't ever rent for more in the future.If you wouldn't have your wife pick up the rent checks because of the area then I would pass.

Since I only depreciated part of the total repair cost ($5500+$3000=$8500) from 2012 to 2014 what happens to the remaining amount that I did not get a chance to utilize yet since I sold the property before I fully depreciated the improvements?

The staff has always been quick to respond to emails and questions and they are willing to help you out.The downside is that you are on your own for everything.

John's group actually helps them to improve their credit over the lease term.Ideally, you are marketing for both sellers & buyers at the same time, and hopefully can build up a list of interested buyers so when you find a L.O. seller you can make a quick match and put the two together.
