I don't have a huge amount of experience, but before I even owned a rental I read a LOT about how horrible it can be to get a bad tenant in Ontario and I read about a lot of ways to make sure you reduce your odds of getting one.

I am not horribly interested in using the IL team of lawyers, accountants, hard money lenders, etc., but would rather buy in MI.

i did not think of this being at highest tax bracket....and that would horrible surprise.

That is a horrible number by the way it should be closer to 6-7.On a monthly basis it is normally expressed as a percentage as you show.

@Jenessa NeSmith Wow, what an incredibly horrible situation to have found yourself in. 

Being young and watching your mother work 2 or 3 jobs to keep rent paid and food on the table while knowing you can't do anything to change the situation is a horrible feeling to have as a kid.

I know a newbie investor outside of BP that claimed it was an horrible experience.
