The only month I had a hard time finding renters was December, because of the holidays, but even that wasn't impossible.If your applicants are concerned the rent might go up if they don't have a lease, just write into the MTM agreement, that the rent will not change for the first year. 

If the landlord does not adequately remedy the breach, or use his or her best efforts to remedy the breach within 48 hours, except a Saturday, Sunday or legal holiday, after it is received by the landlord, the tenant may, in addition to any other remedy:    (a) Procure reasonable amounts of such essential items or services during the landlord’s noncompliance and deduct their actual and reasonable cost from the rent; (b) Recover actual damages, including damages based upon the lack of use of the premises or the diminution of the fair rental value of the dwelling unit; (c) Withhold any rent that becomes due during the landlord’s noncompliance without incurring late fees, charges for notice or any other charge or fee authorized by this chapter or the rental agreement, until the landlord has attempted in good faith to restore the essential items or services; or (d) Procure other housing which is comparable during the landlord’s noncompliance, and the rent for the original premises fully abates during this period.

I explained I can't verify income over a holiday weekend, and that I need to do that, talk to previous landlords, etc...this agent tells me he has some rentals, 3 condos, and he was like, oh, I don't check all that.I am grateful there are landlords who take all the people with issues and don't do all this menial verification work. 

Cars happen to be my golf, or boating, or fine cigars or jet-set holiday, so I'm OK with it, but if the car is just your transportation, the cheapest thing you can do is settle on one and keep it forever.

I know the holidays can be a tough time of year for folks, especially perhaps RE agents given the year we've had with lower transaction volume.I'm going to assume there's also a good chance you're going through some personal stuff that would explain the behavior.

I hate to give another week or two just for them to tell me they need another week or two, when I could have placed it back on market and probably grabbed a qualified buyer before the holidays
