From my short experience in the insurance industry (5 years), we had a guy that hit some one while drunk (2nd (alleged) DWI accident), another fell asleep at the wheel and hit some one head on, some one hit a full school bus that sent everyone to the hospital, some one flip a car and a passenger fell out of the sun roof and the car landed on them.

I can certainly tell you that it has me scratching my head, leaving a giant question mark hovering over me jeje.

Nobody cares about a vision statement except you, and you seem to have a good idea where you're heading so its served its purpose.

I will caution that I had a similar experience with a previous tenant and face-to-face interactions always went better than expected, but things slowly went downhill afterwards until another altercation was on the horizon and another face-to-face was needed.I hope that isn't the case for you, but if it is make sure to keep a level head and focus on the big picture.

Always check your credit union, they dont have the over head that a bank does and actually want to help you.

I've asked the tenant TWICE to make arrangements with my sprinkler repair guy to come over and replace old sprinkler heads and adjust the system.
