I’ve heard a lot about house hacking but that isn’t an interest of mine.

house hack (my first home) rents from the other two units basically cover my mortgage and allow me to have a house i other wise could never afford. appreciation has sky rocketed since i purchased last year.

I have been looking but all the Multi-families that I have seen are not in areas I want to live and I would like to house hack...My spouse is not keen on living in a multi-family anyways and we want to make sure the kids are not going to have to change school.I'm aware that I am looking at difficulty undertaking in building.

I wonder if I can change the business/hotel name and rebrand it to rid the bad reviews.I own one duplex and will be house hacking it.

Between that ocean front and a new door your cash flow should more than cover your new rent, and then you will be "virtually house hacking". 

Depending on what your needs are you should still see something affordable in that area.Another thing you might want to look into is house hacking in that area.

The only thing I'd do differently is move out of the first house hack, keep it as a rental, and buy another house hack. 

I want to do house hacking and I’m more than fine with being uncomfortable.

I didn’t know of house hacking at the time but I figured the extra income from the ADU would be really helpful.
