You could create an LLC or other limited liability vehicle jointly and set out each of your roles in the Operating Agreement.

Persistent inflation will push many into genuine need within just a decade at this rate. 

If you are just going to be splitting equity based on capital invested, you likely want a Joint Venture structure. 

An LLC is a good option for partners, but a partnership like you described could additionally be set up via a Joint Venture Agreement.

Fix up the joint, rent it out and move on to the next project.
