A lot of the websites (e.g. apartments.com) say year-long lease but can I negotiate and ask for month-to-month?

My goal is to pursue the BRRRR model as I want to generate sufficient income from multi-unit homes to allow me to expand my investing business into a full-time affair replacing my current 9 to 5.

They think they need websites and business cards and all this stuff before they start implementing their marketing.

Failure to comply can result in a $12,000 fine (and they do enforce the rules, which are easy to enforce seeing as short term rentals are almost always advertised on a handful of websites that anyone can see including code enforcement agents).

I'm wondering what are your experiences with purchasing a home off websites like auction.com, hubzu, etc.

@Joanna Pias Are you referring to an auction that actually takes place at the property or a property that is listed through one of the auction websites?

From the little info on their website it looks like they are flippers but maybe also do some wholesaling.

I dont want the tenant to feel like they are paying an individual (me) .I would be nice if they also generated a report.2>I want to use a 24/7 service to be available to take service calls from tenant via a 1-800 number and log a ticket.
