If they work out, lock them into a one-year lease in the Spring/Summer when the market is more favorable.If they are below market rates, I would hit them with a 30-day notice of a rate increase or get rid of them and start fresh.

Also looking to see if drywall trim and floors are salvageable or is it going to be a full gut.If you can just clean up the walls and trim add a fresh coat of paint and refinish the floors or install carpet and laminate you will be in much better spot then if you had to start removing these items buying new and paying for it to be Installed
