I would love to work with someone in my area to learn the ropes on getting my first deal!

Here's my #1 dissatisfier in dealing with agents: Most have NO idea how to evaluate investment properties.I HATE when agents bring me a so-called "deal" without having first determined whether it actually makes sense financially.Then, when I do run the numbers and calculate a cash flow of $50/mo and a cash-on-cash return of 3%, I feel violated, like my time has been totally wasted.And, that's the last "deal" I'll ever consider from that agent!

I wanted to open up a discussion about buying and selling real estate in today's market conditions.I am a Real Estate Agent and Investor, but whether you're a seasoned investor or a first-time buyer, navigating these waters can be challenging.

I'd probably try FB marketplace first and see how it goes, then if that doesn't help look for a good advertising platform like buildium (which is probably too robust of a tool for what you need right now, but something with just that advertising feature).  

Purchase price: $145,000 Cash invested: $36,352 Sale price: $250,000 First property purchased to be a live in BRRR, ended up being a live in flip as we moved out of the area.

WELL, first check local and city regulations. 

It's the first time I did that.

My question to experienced people is should I focus on paying off this debt first then investing or would you recommend I take longer to pay off loans but also save for my first 20% down.
