You should be able to get the tenant to sign an agreement that in exchange for the two extra weeks they will leave by end of that final day.Waiting to see what a tenant is going to do can be really aggrevating, but the eviction process should be a last resort, and shouldn't be started if you've accepted rent.

The contractor was terrible to work with and hard to get ahold of. we finally got on his schedule and he pushed us back day after day with a new excuse each time. finally, he came and did the project which took much longer than he said it would. after he finished, he sent the bill for $3,874.

That means you will probably either pay a lot more and/or will lose a lot more deals before finally getting one.This is not meant to be discouraging, but newbies often quit when they find out how hard it is to get started, and the method you're using (FHA loan) will likely mean you have to have more patience than the average investor who already owns a personal residence and is looking to expand into rentals.

You will want to perform another inspection after they move out as well for final report.For mid-occupancy inspections, I would suggest every 6-12 months.
