Remember to calculate taxes on your acquisition price (some states taxes based on assessed value & others on actual purchase price).

You'll know you've got a good deal when you have a positive cash flow of $100 per unit per month using real world operating expenses (50% of gross rents) and considering 100% financing of the acquisition cost (purchase price + rehab).Good Luck,Mike
